-Competitive Market Analysis: I will provide you with a current Competitive Market Analysis and assist you in determining the most effective list price for your property.

-Marketing Action Plan including National and Local Advertising:  Your property will receive extensive print and internet advertising as well as open houses on a regular basis.

-Home Enhancement: I will develop a plan and make suggestions to enhance your property’s ability to attract prospective buyers.

-Visual Tour: I will take digital pictures of the interior and exterior of your home and a post a visual tour on all appropriate websites.

-Real Estate Tour: I will take the agents in my office to view your property so that they will be better acquainted with your property and more likely to show it to their own clients.

-Multiple Listing Service: Your property will appear in the local Multiple Listing Service. The information will be submitted by the selected date for the property’s debut on the market to achieve maximum impact.

-Coldwell Banker Yard Sign: I will place a Coldwell Banker Upton-Massamont FOR SALE sign on your property to help generate calls to my office from prospective buyers.

II  Customer Service

-Personal Touch and Timely Response: I will return your phone call or email within a 24 hours or less and provide you with a regular progress report on the promotion and sale of your property.

-Purchase Offers: I will review all purchase offers with you as they are presented and I will negotiate on your behalf to reach a purchase and sales agreement with terms that are favorable and protective of you.

-Closing the Sale: I will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction.

-Financing: I will review the financial status of buyers with you. I will cooperate with appraisers and stay in touch with the buyer’s agent regarding their client’s mortgage progess.

-Coldwell Banker Home Protection Plan: I will provide you with information regarding a warranty on operating systems of your house to increase the marketability of your property and help reduce your liability to the buyer.
